Our Commitment to Affordable Housing with a Capital A.

Civilitude Engineers and Planners started in 2010 with a focus on k-12 and affordable housing. Fast forward to 2022, we now have a healthy mix of private and public projects. At our core we strive to find innovative and sustainable solutions to give back to the Austin Community.

Through Civilitude Engineers & Planners we have worked on a plethora of Affordable housing projects. One of the more recent projects we have done is the award winning project, Waterloo Terrace. The community offers 123 affordable apartment studio homes with onsite supportive services. Each apartment has a full kitchen, bathroom, living space and sleeping space. Common areas include a dog run, fitness center, community kitchen and social work offices. We provided the civil engineering on this project.

Another project we provided the civil engineering services on is Espero at Rutland. On this project we worked with Caritas, The Vecino Group and the Austin Housing Finance Corporation to build a 2-acre apartment complex that houses 171 people in studio apartments. The project is the first housing complex owned and operated by Caritas of Austin and is intended to offer housing for those experiencing homelessness.

Over the years we have played a role in adding thousands of Affordable housing units to the Austin community. In doing this, our passion has grown, and the need for Affordable housing has increased within Austin. Thinking of ways we could better help provide innovative solutions, we started Capital A Housing.

Capital A Housing is an Affordable housing developer specializing in projects that are responsive to neighborhood, city, and elected official concerns and aspirations; that deliver outstanding amenities, affordability, and services; and in the process accomplish rezoning or other permissions that would be politically infeasible for more standard developments. We call it “Development for Good.”

The reason we called it Capital A Housing is because there is a difference between affordable housing that is lower than the market rate value and Affordable housing for people who need a subsidized housing living arrangement. The latter is Affordable housing that starts with a capital A, and before, affordable housing that starts with a lowercase a.

A at Lamppost, Capital A Housing Real Estate Development

Capital A Housing has completed A at Lamppost, a 17-unit affordable housing community under construction right now that was designed to provide homeownership to households earning 80% or less of median family income. This high impact property is nestled in a single-family, high-opportunity neighborhood right off Parmer Lane and within a block of Parmer Lane Elementary School and Westview Middle School. The project will provide affordable homes in the 220k to 260k range where the median home value is $460k.

Capital A Housing is looking forward to designing approximately 1000 units over the next 3-5 year span in the city of Austin. We will share more on this in the months to come. For now we are continuing to stay true to our core, striving to find innovative and sustainable solutions to give back to the Austin Community. Capital A Housing is one example of that.
