If you have stopped by the Civilitude Group office, you will see that building this type of coexisting space is very familiar to us. A similar space is the recently built Eastbound office space. This project is particularly special since it started pre-pandemic, and continued. Many other office spaces were unsure of the market but Eastbound stuck it out and became a thriving area with a unique land context.
Eastbound is a four-story 233,577 square foot building with mostly office space and some retail amenities. It has downtown and lake views with rooftop terraces, fitness and yoga center, and a corner restaurant with outdoor seating. This building is also referred to as a creative office space and certainly has homey features for those who enjoy the hybrid/work from home setting.
Near Eastbound, is a transit hub called CARTS. CARTS stands for Capital Area Rural Transportation and encompasses 7200 square miles of Austin and the nine surrounding counties. This specific CARTS lives in the Eastside of Austin, where several other restaurants, office buildings and jobs are located. Building transportation around Austin has become vital to the future incoming population.
Another project to mention near a transportation hub is Eastlake at Tillery. Eastlake gives off a cool and hip vibe with its east Austin culture. The space is shaped to form an L with two brick and glass three-story buildings, holding a combined 172,000 square feet of office space. The convenient location of Eastlake at Tillery is within 10 minutes of the Austin-Bergstrom International Airport, I-35, US-183, the Austin Convention Center, a Hike-and-Bike trail, CBD plus many restaurants and shops.
Being a part of a creative project has been fun to watch. Projects like ShadySide are one of those spaces you find yourself excited to drive by as an engineer checking on their work. The mixed-use building is in an area of Austin that is still being developed and has great potential.
With a funky shape, the building inhabits a restaurant tucked into the ground floor, plus a work and retail spaces above. It has floor to ceiling windows, a water conserving landscape and sustainably sourced materials, plus ample bike and car parking. ShadySide has the spirit that will pull in businesses.
